Auburn Village is a Lennar 55+ community situated between Raleigh and Garner — it carries a Raleigh address but sits about halfway between Garner and Clayton, just off US-70 with easy access to I-40 and I-540. With around 400 homes and a median price in the low $400s, it’s one of the most affordable active adult communities in the Triangle with a full resort-style amenity package.

Homes are ranch-style with open-concept layouts, built between 2019 and 2022, ranging from modest two-bedroom plans to larger homes over 2,700 square feet. The amenity package includes a saltwater pool, hot tub and spa, fully equipped clubhouse, fitness center, pickleball and tennis courts, bocce ball, a fire pit, parks, and scenic walking trails. The HOA covers all landscaping. Only one resident per household needs to be 55 or older. White Oak Shopping Center is minutes away, WakeMed Hospital and River Ridge Golf Club are nearby, and the Neuse River Trail is about 4 miles from the community.

Regency at Olde Towne is a Toll Brothers 55+ community in east Raleigh, offering townhomes with resort-style amenities at a price point well below what you’d pay for a comparable lifestyle in Cary or Holly Springs. The location puts you about 15 minutes from Downtown Raleigh with quick access to I-40, I-440, and I-540, close to White Oak Shopping Center, Walnut Creek, and North Hills.

The amenity package is genuinely impressive — indoor and outdoor pools, a fully equipped fitness center, clubhouse with a game room, movie theater, arcade, and golf simulator, plus tennis and pickleball courts, volleyball, a soccer field, dog park, and scenic walking trails. The HOA covers lawn maintenance. One of the more value-oriented Toll Brothers Regency options in the Triangle.

Regency at Auburn Station is a new construction 55+ community from Toll Brothers located off US-70 in the Auburn area, between Raleigh and Garner with quick access to I-40. One of the more affordable Toll Brothers Regency communities in the Triangle, with single-story floor plans starting in the $400s. Homes feature first-floor primary suites, open-concept layouts, gourmet kitchens with large islands and walk-in pantries, and covered patios. White Oak Shopping Center is minutes away and downtown Raleigh is about 20 minutes up the road.

The Homestead is a single-story section within the larger master-planned community of Honeycutt Farm in Holly Springs. There are no age restrictions, but this section is designed for first-floor living — a natural fit for active adults who want that lifestyle without a formal age restriction. Regency at Holly Springs is the Triangle’s most upscale 55+ community from Toll Brothers, located two miles from Holly Springs Town Center and three miles from the Holly Springs Cultural Arts Center — home to music performances, comedy shows, a nationally ranked Saturday farmers market, and the community library. A social membership at 12 Oaks golf and tennis community across the street is included in the HOA. When complete, amenities will include indoor and outdoor pools, fitness center and fitness lawn, tennis and pickleball courts, a state-of-the-art clubhouse, walking and biking trails, and dedicated lifestyle directors.

Corbinton is one of the hardest-to-find 55+ communities in the Triangle — just a mile and a half from downtown Hillsborough, with trails connecting directly to the Riverwalk on the Eno River. If small-town walkability is on your list, this is a genuinely rare find. The community offers 70 attached and single-family homes with exterior home maintenance included.
