How’s the Housing Market Doing? It Depends on Who You Are.
Someone asked me that question just yesterday — and honestly, it’s one of the hardest questions to answer. When I’m in a brokerage meeting, every agent in the room has a completely different take, because their experience is shaped entirely by the clients they serve. The truth is, some parts of the market are flourishing right now, and some are really struggling.
So let’s look at the data.

Where buyers are still facing real competition is in the $700K–$900K range. In Wake County, a striking 29.3% of homes in the $800K–$900K bracket closed above list price, and sellers in that range are receiving 99.3% of their original list price on average. The $900K–$1M band is even stronger, with sellers actually netting 100.8% of list. That’s not a buyer’s market — that’s a seller’s sweet spot.
At the entry level, it’s a different story. Only 10.9% of homes under $400K are closing above list, and sellers in the sub-$300K range are receiving just 93.6% of their original asking price — likely a reflection of homes that need significant work and are priced accordingly.
The million-dollar-plus segment is harder to read. While 22.8% of homes over $1M closed above list price, this tier comes with a caveat: luxury homes are notoriously difficult to price due to the uniqueness of their features, and the smaller dataset makes the numbers less reliable as a trend indicator.
The takeaway? The market isn’t good or bad — it’s segmented. Where you sit in the price spectrum right now has everything to do with your experience as a buyer or seller.
