Why I Built This

The question I couldn’t answer honestly.

I used to hate doing listings. Not because I didn’t care about my sellers — but because of the question they always asked first: “What will my home sell for?” And the honest answer, the one no agent will say out loud, is that nobody knows.

Every comp has invisible variables. The home that sold for less than expected — maybe there were foundation issues the photos didn’t show. The one that sold high — maybe the buyer was relocating under deadline and couldn’t negotiate. Pull a hundred comps and you still can’t see inside the transaction. I’m a data person. I analyze everything. And listings kept reminding me that the data only tells part of the story.

So I started asking a different question. If no one can accurately predict what a home will sell for, how do the most sophisticated sellers of high-value, one-of-a-kind assets handle it? Fine art. Rare antiques. Things with no true comparable. They don’t guess at a price and hope. They engineer a moment — a structured, time-compressed event where motivated buyers compete and the market reveals the real number itself.
