The 5 Best Amenity Packages in Triangle 55+ Communities (2026)

Quick Answer: The Triangle has more than 50 active adult communities, but five stand out for the sheer depth of their amenity packages: Carolina Preserve in Cary, Carolina Overlook in Clayton, Regency at White Oak Creek in Apex, Regency at Holly Springs, and Del Webb at Traditions in Wake Forest. These communities offer resort-style pools, fully equipped clubhouses, fitness centers, pickleball courts, and active social calendars. Prices start around $350K and top out near $1.3M depending on the community. HOA fees range from $233 to $425/month and typically cover lawn care.

Not all 55+ communities are created equal. Some have a modest clubhouse and a walking trail. Others feel like a resort you never have to leave. If you’re prioritizing amenities, these five are the ones worth putting at the top of your list in the Triangle.

We’ve spent years helping buyers and sellers in these communities. We’ve walked every clubhouse and talked to residents. Here’s what we actually think, with real numbers pulled from the MLS.

Which Triangle 55+ Community Has the Most Amenities?

Carolina Preserve in west Cary is the answer. It’s not close.

The centerpiece is Bradford Hall, a 35,000-square-foot clubhouse that includes an indoor lap pool, a resort-style outdoor pool with beach entry and spa, a fully equipped fitness center, and dedicated studios for pottery, dance, aerobics, and crafts. There’s a billiards room, library, and ballroom with a full kitchen. Outside, four clay tennis courts, pickleball, bocce, a putting green, and a 15-acre lake surrounded by miles of trails round out the package.

The HOA covers lawn care, irrigation, and termite control. There are 120+ resident-led clubs and classes. Residents also have full access to the neighboring Amberly clubhouse and pool next door. That’s two clubhouses for one HOA fee of $287/month. If you were to pay for lawn care, irrigation and termite control privately, it would probably cost this much. For the same price, you get all the other amenities as well. It’s a no brainer.

Homes run from the mid-$300s to the mid-$800s. The median resale price was around $523,500 as of May 2026, with homes averaging 34 days on market.

These prices are about the same as what you would find in the further removed communities like in Clayton and Fuquay-Varina. The big difference is the majority of homes in Caroline Preserve were built between 2006 and 2013. In Clayton and Fuquay, you’ll find homes brand new to less than 5 years old.

What 55+ Community in Clayton NC Has the Best Amenities?

Carolina Overlook by Del Webb is the clear winner in Johnston County.

Del Webb broke ground here in 2022 and the community is still actively building out to 800 homes. The Lakeview Manor Clubhouse overlooks a scenic lake and offers indoor and outdoor pools, a fitness center, a yoga and fitness studio, pickleball, bocce, and a full social calendar of clubs and activities. A walking trail runs along the lake. The community also connects to the Neuse River Greenway for anyone who wants to stretch their legs beyond the neighborhood.

The HOA covers lawn maintenance. Homes range from 1,200 to 2,700 square feet across twelve ranch floor plans, with options for gourmet kitchens, lofts, and 3-car garages. The current median resale price is around $509K. New construction is still active, so buyers can also purchase directly from Del Webb starting in the mid-$300s. Downtown Clayton is three miles away.

Is Regency at White Oak Creek in Apex Worth It for the Amenities?

Yes, especially if you want a more upscale, quieter feel and a prime Apex location.

Regency at White Oak Creek is built by Toll Brothers, which means the homes themselves are a step up in finish quality. The amenity center includes a clubhouse, fitness center, indoor and outdoor pools, hot tub, tennis and pickleball courts, bocce courts, and scenic hiking and biking trails. There’s a full-time lifestyle director on site.

The Clark Branch Greenway runs right through the community, connecting directly to Cary’s 70-mile trail network and the American Tobacco Trail. Jordan Lake is about 8 minutes away. For buyers who want to walk or bike seriously, this is one of the best-connected communities in the entire Triangle.

Homes range from 2,000 to 7,000 square feet on larger-than-typical lots. Current listings run from the $600s to $1M+, placing this at the upscale end of the Apex market. HOA fees run $310 to $772/month depending on the phase.

What Makes Regency at Holly Springs Stand Out?

Two words: 12 Oaks. A social membership to the 12 Oaks Golf and Tennis Club is built into the HOA fee.

Regency at Holly Springs is Toll Brothers’ flagship 55+ community in the southern Triangle, and the location is exceptional. It sits two miles from Holly Springs Town Center and three miles from the Holly Springs Cultural Arts Center, which hosts concerts, comedy shows, and a nationally ranked Saturday farmers market. The amenity package includes indoor and outdoor pools, a fitness center and fitness lawn, pickleball and tennis courts, a state-of-the-art clubhouse, walking and biking trails, and dedicated lifestyle directors. Lawn care is included in the HOA. The 12 Oaks membership adds golf and an additional pool and tennis complex right across the street.

This is the luxury end of the 55+ market in Wake County. The median price is around $827K with some homes pushing past $1.2M. HOA fees run $425/month. If your budget reaches here, it’s hard to beat the lifestyle.

Can You Walk to Downtown from a Triangle 55+ Community?

Yes, if you’re at Del Webb at Traditions in Wake Forest.

Most active adult communities in the Triangle are suburban by design, and that’s fine. But Del Webb at Traditions sits inside one of Wake Forest’s most popular master-planned communities, and downtown Wake Forest is a walkable distance from the neighborhood. Breweries, boutiques, cafes, and restaurants are right there on foot. Flaherty Park is next door with tennis, pickleball, a fitness court, a dog park, and a full community center.

The Del Webb section has its own 18,000-square-foot amenity center with an indoor heated pool, fitness center, coffee bar, catering kitchen, dance studio, and 50+ clubs and activities. Homes are ranch-style, built between 2018 and 2022, ranging from 1,467 to 2,722 square feet. Recent sales show a median around $580K. HOA fees run $233/month, one of the lower fees on this list for the amenity depth you’re getting.

If amenities are your top priority, Carolina Preserve sets the standard for the whole Triangle. If you’re drawn to Johnston County’s lower price points, Carolina Overlook delivers Del Webb quality without the Cary price tag. And if walkability to a real downtown matters to you, Del Webb at Traditions is the only community on this list that genuinely delivers it.
